This week Ms Rose shares her knowledge in Agent Insight.

WHEN we sell a property we all want to make sure we get the maximum price. In this current market when there is so much vendor/vendor competition, what can you do to make your property stand out?

Of course, price is always the main consideration. Even though you might want a dream price, you need to listen to buyer feedback and the market analysis your agent provides.

De-clutter and repair anything which needs to be fixed.

Know any issues before going to market. Many contracts fall over due to building and pest related issues, which is distressing for seller and buyer.

Create street appeal - it's true first impressions count. You want the exterior of your property to encourage viewers to look further.

A picture can speak a thousand words. Many buyers will judge your property within five to 10 seconds of looking at a photo. Make sure the house is photographed well.
