Contract on twenty acres of prestige land settled
IT'S SETTLED. The contract on twenty acres of prestige land at 9 and 13 Applin Place Tannum Sands was settled recently.
On October 24, 2012 Remax Gold Licenced Real Estate Agent Ros Waters' hard work paid off when the 20 acres of prime, rural zoned land sold under the hammer for $1.45 million.
The auction was conducted by Mathew Condon from Jason Andrew Auctioneers.
Ms Waters said she combined two 10 acre properties adjacent to one another with separate owners.
"I had to work with the solicitors in order to combine them," she said.
Though the sale took many days of preparation, the overall result was a huge success and Ms Waters said she was very happy for her vendors.
"There was a lot of interest at the auction and several registered bidders," she said.
"If the 20 acres was passed in we were going to auction the blocks off separately."
Thankfully everything worked out for the best.
"Matthew Condon has done over a thousand auctions and he's never had a situation where there have been two adjoining properties with separate owners auctioned together." Ms Waters said.
"Thorough research and a lot of ground work created a situation where I could get the best result for my vendors."
Ms Waters said there was a lot of preparation spent finding a way to offer the properties to the market to achieve the best sale price for her vendors as a combined package.
"In turn it actually increased the salability," she said.
"It was a bigger parcel of land and it increased the attractiveness to developers."
Now that the sale has settled Ms Waters can happily raise a toast to her vendors and efforts.
