Tannum apartment complex sparks keen interest

IT'S been just a matter of weeks since the Tannum Sands Shoreline apartments were officially on the market.

Development team leader Andre Taute said because of the complex's uniqueness, there had already been a lot of interest.

"What we have on offer is in a completely different market to anything you've seen," he said.

"We currently have five occupants who live here already, some renters, and some buyers, with many more contracts in the process."

Mr Taute said there were some issues with the property market, though that made for interesting times.

"The contracts we have are subject to the person selling their previous place, and they're just not selling," he said.

"The bonus for us I guess is that I can count the amount of rentals down here on one hand, which sways them to our property.

"And the market is stabilising from this 'J curve' we've seen in the past few years."

Shoreline has been a 14-month process and is the latest development to arise on Wyndham Ave.

And Mr Taute believes it's a fabulous location for those investment buyers.

"While Shoreline apartment prices can range from $550,000 to $650,000 compared to Gladstone city prices of $350,000 to $450,000, you have fantastic benefits," he said.

"In these properties we're looking for longer-term residents and property investors who will understand that the Gladstone city market has deteriorated, but Tannum ... it's going ahead."

Situated on the water, the 17 apartments on four different levels offer a unique view and advantages.

"Residents look out on to the marina and turtle way bicycle track, which provides privacy and tranquillity," he said.

"The apartments offer two and three bedrooms, walk-in robes, open plan living and modern colour palettes.

"There's a different configuration for each unit, which offers a unique view."

Judging by the design, builders Adrian Pooley and Associates have put a lot of thought into the design, from the lower level courtyards, to the rubbish chutes for higher levels and situating the pool towards the back of the apartments to ensure ultimate peace for those watching the river.

"Shoreline also offers beach sheds, impressive in size, from 11 metres, which are perfect for those with caravans and boats," Mr Taute said.

"And we're pet friendly; we've really thought of everything."
